The square footage of a home is one of the most important benchmarks relating to it’s value. The square footage is widely used as a tool for comparing competing properties. An estimated square footage that is smaller than your homes actual square footage is selling yourself short and could possibly result in lost profits. An estimated square footage that is larger than your homes actual square footage could cause problems with appraisal value as well as buyer remorse. When selling your home it will be competing with and compared to a wide variety of properties, including new homes. A floor plan rendering will help a potential buyer remember your home better and help with thoughts of future furniture placement, etc. You will notice that most new homes for sale have floor plan renderings included in their sales material. This is an important tool, along with an accurate square footage calculation, in putting your best foot forward. I have measured thousands of homes. - FHA Eligibility Inspection
In order to sell your home to a buyer who is obtaining an FHA backed mortgage, your home must meet certain minimum property conditions and standards. The following are some of the conditions that relate to eligibility with HUD’s guidelines:· Heating and cooling systems · Plumbing functionality · Attic insulation and ventilation · All painted surfaces · Structural conditions · Roof condition · Other health and safety deficiencies As a HUD approved real estate appraiser with 17 years appraisal experience I can provide you with the information you need to make any necessary repairs and put your best foot forward before you put the property on the market. You can also reduce the chance for delays and unexpected costs due to FHA required repairs after an offer has been accepted by a prospective buyer. It should be noted that an FHA eligibility inspection is different from a home inspection. FHA eligibility inspection is to satisfy the lenders conditions for an FHA loan: home inspections are for buyers. The lender requires that the house meet FHA minimum property standards. FHA eligibility inspections are not home inspections. - Research city/county tax assessment
